![]() Northern Quarter developers Centros Miller have submitted a planning application its proposed design changes to the John Lewis building in Commercial Road While the overall building design remains the same, the main change is for the building services plant equipment to move from the lower roof above the service area to the higher roof above the main store area. The equipment will be contained within a screen set well back from the roof edge to minimise its visibility. This move will enable the lower rear roof to be landscaped, much of it as a ’green’ roof, which will act as a sustainable roof covering that provides insulation and absorbs rainfall. In addition, the colour of the stainless steel cladding for the distinctive ‘sails’ and other elements of the building has been changed from blue to bronze. The detailed designs for the John Lewis building were originally approved in February last year. The Society's view? We are disappointed that the opportunity has not been taken to radically revise the design of this monolithic structure which will overshadow the residential properties nearby. The dull rectangular design with it's bleak north-facing wall certainly will not enhance the streetscape.It is a shame that the green roof is confined to the lower roof only since there will be considerable water run-off from the higher roof as well. Natural light will enter the building from a small light well in the centre plus some windows to the front. All in all this is not a design worthy of the 21st century.
